It is absolutely essential to have a buyer’s agent when buying a new construction home. You need an agent in your corner to navigate the common pitfalls of designing your dream home alone.
A key concept that agents need to understand is that buyers think they can get the most value for their money by cutting out the buyer’s agent and going straight to the builder or their representative. This is not the case. It’s actually quite the opposite. Walk-in traffic, to the seller’s agent, represents only one possible sale out of many, so the builder is more motivated to get the best possible deal for the buyers who have good agents.
It is amazing to see a family pick out the community they want to live in, with the schools that best suit them, a good commute to work, or a neighborhood that will improve their quality of life. It takes a particular type of agent to transcend the traditional “search MLS” approach to find you the perfect home.

1. A buyer’s agent costs nothing extra. They even encourage the builder to give you more upgrades and perks.
2. An experienced agent can guide you to the perfect home and community. Expertise in this field matters when finding the right builder for you. There are dozens of options, and they’ll all look good until you dig deeper. There are agents out there, like me, who have done much of the digging for you.
3. Sales agents are an extension of the builder’s team. The builder’s team will make every step of the home-buying process feel unique and elegant for you. A buyer’s agent that knows this process is integral in providing the best possible experience. A good buyer’s agent will be involved in the whole process, maintaining communication with all parties involved, keeping a good paper trail, and doing regular visits to the site.
4. They can even help solve problems, particularly when a mistake can’t be undone. They participate in walk-throughs, facilitate inspections, and attend the closing. For instance, what happens if the wrong bricks were used, and it wasn’t discovered until they were installed?

These agents are very good at getting you an amazing home, it’s true, but they are also very good at making money for the builder and keeping them happy.
